How Much Does It Cost to Refinish Hardwood Floors in Overland Park?

It's the first question almost every homeowner in Overland Park asks us, usually before we've even looked at the floor. The honest answer is that it depends on a few things we can only see in person. Here's what changes the price, so you know what to expect before the visit.
What changes the price
- The size of the area. Refinishing is priced by the square foot, so a living room and a hallway cost less than a whole main floor. Closets, pantries and small transitions add up too.
- The condition of the wood. Light wear comes out with a normal sanding. Deep scratches, pet stains, gaps or boards that need to be replaced take more work.
- Stairs. Stairs are done one tread and one riser at a time, mostly by hand, so they are priced separately from the flat floor.
- The color. Keeping the natural look is the simplest option. A stain, or a big change like going from orange oak to a light natural or a darker brown, adds a step.
- The finish. The number of coats and the type of finish change the material cost and how long the job takes.
Why we don't quote over the phone
Two floors that look the same in photos can be very different up close. One may have been sanded so many times that there isn't much wood left. Another may have water damage under a rug. If we guessed a price over the phone, it would almost always change after we saw the floor, and that's not fair to you.
So we start with a free visit. We look at the wood, measure the rooms, check the stairs and talk about the color you have in mind. You get a written quote within 24 hours of the visit, with everything we talked about in writing.
How to get the most out of the visit
- Walk us through every room you're thinking about, even the ones you're not sure about yet. It's easier to price everything at once.
- Show us any problem spots: pet stains, cupped boards, squeaks, spots that got wet.
- Think about the color. You don't need to decide yet. We apply stain samples on your own floor so you can see them in your light before choosing.
- Ask about the schedule. Most rooms take a few days, depending on the size and the finish, and the quote tells you exactly how many.
Is refinishing worth it?
If the boards are solid and thick enough to sand, refinishing usually costs much less than replacing the floor, and the result can look like new. If the wood is too thin or too damaged, we'll tell you that too. You can read more about how we decide between refinishing and replacing.
