Hardwood or LVP: Which Floor Makes Sense for Your Kansas City Home?

We install both hardwood and luxury vinyl plank (LVP) in homes across Johnson County and the Kansas City area, so we hear this question a lot. Neither one is right for every room. Here's how we help homeowners choose.
How they're different
Hardwood is real wood, solid or engineered. It feels warm underfoot, it adds value buyers recognize, and solid hardwood can be sanded and refinished more than once over its life. When it gets worn, you don't replace it. You bring it back.
LVP is a vinyl plank with a printed wood look on top. It handles water much better than wood, it's tough against everyday wear, and it usually costs less to install. It can't be sanded or refinished, so when it wears out, the planks get replaced.
Where hardwood makes sense
- Living rooms, dining rooms and bedrooms, where you want the real thing.
- Homes that already have hardwood. Matching or extending the existing floor keeps the house consistent.
- If you plan to stay or sell. Hardwood is often one of the first things buyers ask about.
- Stairs, where hardwood treads give a finished look that lasts.
Where LVP makes sense
- Basements and laundry rooms, where moisture is a concern.
- Busy areas with kids and pets, if you'd rather not think about scratches.
- Rentals and tighter budgets, where water resistance and a lower cost matter more.
Can you mix them?
Yes, and many homes do. A common setup is hardwood on the main floor and stairs and LVP in the basement. The key is planning the transitions so the floors meet cleanly at doorways and stairs.
Questions to ask before you choose
- How long do you plan to stay in the house?
- Is there any moisture in the area: a basement, a bathroom nearby, a door to the yard?
- Do you already have hardwood you'd like to match?
- How much wear will the room get from kids, pets or work boots?
