Hardwood Floor Refinishing: What to Expect

Refinishing can make a 30-year-old floor look new. But many homeowners feel unsure about the process: how long it takes, whether they need to leave, and what to do with furniture. Here is how a typical project works.
Before we start
- We visit, measure and give you a written quote and schedule
- If you want to change color, we apply stain samples on your floor so you can choose in your own light
- You clear small items from the rooms. We can talk about moving larger furniture
Sanding
We sand the floor down to bare wood in several passes. This removes the old finish, scratches and stains. Modern equipment with dust collection keeps most of the dust contained, and we clean thoroughly when we finish.
Stain
If you chose a stain color, it goes on after sanding. Stain needs time to dry before the finish coats.
Finish coats
We apply several coats of protective finish, with drying time between coats. This is what protects the floor from daily wear.
How long does it take?
Most projects take a few days, depending on the size of the area, whether you stain, and the type of finish. We give you an exact schedule in the quote.
After we finish
- Walk on the floor in socks only for the first day or so
- Wait before putting furniture back, and use felt pads on all legs
- Wait longer before laying rugs, so the finish can cure fully
We give you exact times for your finish when the job is done.
Pets and kids
Keep pets and kids off the floor while it dries. Once the finish has cured, it is safe for the whole family.
